Each foreign private buyer spent an average of 381 thousand euros in 2017. The French buy the most houses in the Portuguese capital. Arroios and Estrela are the areas where demand has grown the most.
There are three parishes in Lisbon that attract the largest number of foreign investors: Misericórdia, Santa Maria Maior and Santo António. Together the three cover the whole area of Chiado, Bairro Alto, Cais do Sodré, Santos, Baixa, Castelo, Príncipe Real, Avenida da Liberdade and all the surrounding streets. And by representing the entire historical center of the city and the most touristy areas it is not surprising that they occupy the top three places. But there are two other areas that are gaining ground in the list of investor interests: Arroios and Estrela.
Together the five parishes represent more than half (57%) of the 1100 transactions of foreign private buyers made in the Urban Rehabilitation Areas (ARU) of Lisbon, which cover practically the entire city, according to the Confidencial Imobiliário (CI) data that Expresso had access to. Outside these zones there are only the areas of Telheiras, Parque das Nações and Alta de Lisboa.
In 2017, a total of 415 million euros was spent on home purchases by international individuals. In Arroios, for example, the investment went from € 29.7 million in 2016 to € 34.7 million and in Estrela from € 36 million to € 51 million.
Each buyer spent about € 381,000 per household, the data shows. The French occupy the top of the list, although they are the ones that spend the least per square meter.
